The client

An independent, state certified commercial real estate appraiser in Central Florida who writes long, detailed narrative appraisal reports for banks, attorneys and property owners. Dozens of pages each, strict formatting, no two jobs exactly alike.

The problem

Every report started from a blank page. He already knew what needed to go in it, the site description, the comparable sales, the market analysis, the photos. Typing, formatting and assembling all of it by hand ate hours on every single job, time that should have gone to the analysis itself.

What we built
01

A fill-in-the-blanks intake spreadsheet for job details, comparable sales, rent comps and a photo log.

02

A program that reads that spreadsheet and fills his own report template, formatted, with photos placed and captioned.

03

A built-in check that flags anything missing or mismatched before the report reaches him, then a finished Microsoft Word draft he opens, reviews and finalizes in his own software.

What changed

Before, hours of manual typing, formatting and photo placement on every single report. After, he fills in one spreadsheet and a fully formatted first draft is ready in minutes. The analysis still takes as long as it takes. The typing does not have to.

Where it stands

Built, tested and delivered. He is running it on real jobs in his own practice.
